Brookfield expands logistics portfolio with major Melbourne dev’t

Global real estate leader Brookfield Properties has received development approval for its inaugural logistics estate in Victoria, marking a significant expansion into Melbourne’s high-demand industrial market.

Situated across two sites at 60 and 130 Greenhills Road in Pakenham, the Cardinia Logistics Estate will span over 185,000 square metres. 

Owned by Brookfield Asset Management, the estate is set to deliver scalable last-mile warehousing and manufacturing facilities in Melbourne’s tightly-held south-east.

The approval comes on the heels of the successful delivery of the 12.6-hectare Connect Central Sydney Logistics Estate in Villawood, New South Wales. 

Brookfield Properties partnered with Time & Place on that project, which has achieved over 90 per cent leasing commitments, with tenants including Kerry Logistics, Honest to Goodness, and Ricky Richards.

The Cardinia Logistics Estate will feature 32 warehouses ranging from 1,500 to 20,000 square metres. 

The facilities will offer 13.7-metre warehouse clearance, super-awnings, and hardstands accommodating up to 36 metres. Stage 1 of the project, comprising 50,000 square metres, is underway, with construction led by Texco Constructions.

With 630 metres of frontage on Greenhills Road, the estate provides connectivity, including access to the Princes Freeway (M1) via Koo Wee Rup and McGregor Roads. 

Future infrastructure developments, such as the North-East Link, Dandenong South Inland Port, and Suburban Rail Loop, are expected to enhance its appeal further.

Features also include solar PV arrays, LED lighting, water-efficient fixtures, rainwater harvesting systems, and native vegetation with drip irrigation. 

The estate is also equipped for modern logistics demands with advanced features for energy efficiency and flexibility.

The first warehouses are slated for completion by late 2025, with leasing managed by agents from JLL and Colliers.
